Daly City's weather is its most famous feature. The persistent marine layer that rolls in off the Pacific keeps the city cooler and damper than places just a few miles inland — and it has real consequences for plumbing, particularly anything on the outside of the house.
Why marine air is hard on fixtures
Fog carries salt. Airborne salt particles settle on exterior metal, and salt accelerates corrosion substantially compared with ordinary humidity. Add near-constant moisture and limited drying time, and exterior brass, galvanized, and steel components corrode faster here than in drier parts of the Bay Area.
This is why the same hose bib that lasts fifteen years in Livermore might need replacing in eight in Daly City. It isn't inferior workmanship. It's exposure.
Where it shows up
Hose bibs and exterior valves
The most common casualty. Corrosion seizes the valve stem, so it either won't turn or won't fully close. This is the most common outdoor plumbing call we get. A hose bib that drips constantly after being shut off usually has a corroded seat or washer.
These fail quietly, and a slow exterior drip against a wall causes damage that's rarely noticed until the stucco or siding shows it.
Exposed supply and irrigation lines
Any supply line running along an exterior wall or through a crawlspace vent is exposed. Older galvanized exterior runs corrode from the outside in as well as the inside out.
Water heater venting and strapping
Where a water heater sits in a garage or an exterior utility closet, vent connections and seismic straps take moisture too. Corroded strapping is a genuine safety issue, not a cosmetic one.
Crawlspace and under-floor components
Daly City's damp keeps crawlspaces humid. Metal components down there stay wet, and it's the part of the house nobody looks at until there's a problem.

The dissimilar metals problem
Worth understanding, because it's common in homes that have been partially updated. When copper connects directly to galvanized steel, the joint corrodes rapidly through galvanic action — moisture completes the circuit and one metal sacrifices itself to the other.
A dielectric union between them stops this. In Daly City's damp, a missing dielectric union fails noticeably faster than it would inland, and these joints are a frequent source of leaks in homes where someone replaced part of the system without addressing the transition properly.
Twice a year, walk the outside of the house and operate every exterior valve fully open and fully closed. Valves that are exercised regularly seize far less often — and you find the failing ones on your schedule rather than during a burst.
What to actually do about it
None of this means Daly City homes have bad plumbing. It means exterior components have a shorter replacement cycle here, and choosing materials with that in mind pays off.
When something exterior needs replacing, it's worth asking whether the replacement part is appropriate for coastal exposure. The cost difference is usually small. The difference in how long it lasts is not.
